Verified listings, safer deals
A listing verified through EİDS shows that the person who published it is authorised by the owner. It does not replace checking the property in person and signing a written agreement before any payment.
What is EİDS?
EİDS (Elektronik İlan Doğrulama Sistemi) is the Ministry of Trade system that verifies who is publishing a property listing and whether they are authorised for that property.
It is required by the Regulation on Real Estate Trade. Listings for sale or rent published on the internet must be verified; unverified listings cannot be published.
Step 1: Verify your identity via e-Devlet
In Emlivo, open Settings and choose Listing verification (EİDS). You are redirected to e-Devlet and sign in with your e-Devlet password, e-signature, mobile signature, ID card or internet banking.
Your phone number must be verified in Emlivo first. You can verify as an individual or on behalf of your company. Identity verification is done once; you then use it for all your listings.
Step 3: Title deed details on the listing
When the authorisation is verified, the province, district, neighbourhood, block and parcel from the title deed and the authorisation period are added to the listing. These details cannot be changed on the listing.
Visitors see these details on the listing page, so they know the listing belongs to a real, authorised property.
Step 4: Expiry and cancellation
When the authorisation period ends, the listing is unpublished automatically and you are notified by e-mail and in the panel.
If the owner cancels the authorisation, the listing is unpublished as well. To list again, a new authorisation is needed.
Useful tips
- Verify your phone number in Emlivo before starting; e-Devlet verification needs it.
- Ask the owner to grant authorisation through e-Devlet before you prepare the listing, so you can publish it as soon as it is ready.
- Check the authorisation end date. Emlivo reminds you before it expires.
- Owners listing their own property enter their EİDS number when adding the listing.
Frequently asked questions
Is EİDS verification mandatory?
Yes. Under the Regulation on Real Estate Trade, property listings published on the internet must be verified through EİDS. Unverified listings cannot be published.
Do I need to verify my identity for every listing?
No. Identity verification via e-Devlet is done once. For each listing, only the property authorisation given by the owner is checked.
Can I change the title deed details on a verified listing?
No. The title deed details and authorisation period come from the Ministry and are shown on the listing as they are. You can still edit the description, photos and price.
What happens when the authorisation expires?
The listing is unpublished automatically and you are notified. To publish it again, the owner must grant a new authorisation.
Does a verified listing mean the deal is safe?
Verification shows that the advertiser is authorised for the property. Always view the property in person and sign a written agreement before making any payment.
