Divide the property price by annual rent to get the price-to-rent multiplier and gross yield, and see how many years of rent the price equals. Free rent multiplier calculator.
The price-to-rent multiplier is the property price divided by annual rent and shows roughly how many years of rent the price equals. A multiplier of 20 means the price equals 20 years of gross rent, about a 5% gross yield. A lower multiplier means a higher yield.
In Turkey residential multipliers usually sit between 15 and 25 (roughly 4-6% gross yield). A very low multiplier looks like a high yield but can signal a riskier area, an older building or high vacancy; a very high multiplier points to areas driven by appreciation expectations.
They are two sides of the same figure: multiplier = 100 ÷ yield percent. The multiplier is handy for quickly ranking properties; the yield percent is clearer when comparing against other investments. Before deciding, also check the payback tool that includes costs.
