Rental Yield Calculator: Annual Gross Yield

The annual rental yield rate equals twelve months of rent divided by the property price. A property rental yield of 5% means the home roughly pays for itself with rent in about 20 years.

Gross residential rental efficiency in Turkey typically sits between 4% and 6%. Higher figures look attractive, but also weigh the area’s appreciation potential and vacancy risk.

Gross yield ignores costs. Once HOA dues, property tax, insurance, repairs and vacant months are deducted, the net yield is lower; use the payback period calculator for a net view.
