Total buildable area equals plot area multiplied by the FAR. On a 1,000 m² plot with a FAR of 1.50, you may build 1,500 m². The FAR is stated on the parcel’s zoning status document.
TAKS limits the ground footprint, while KAKS (FAR) limits the total area of all floors. On a 1,000 m² plot with TAKS 0.30 and FAR 1.50 the building covers at most 300 m² and totals 1,500 m² — roughly five floors.
FAR ÷ TAKS is a theoretical ceiling; in practice setbacks, height limits and roof or basement rules decide the floors. Use this as a feasibility indicator, not a substitute for an approved project.
Yes. Some common areas, shelters, parking and technical spaces may be excluded by regulation. Saleable area therefore differs from FAR area; check the municipality’s zoning regulation for the exact treatment.
