How is the land price per m² calculated?
Divide the land price by the total area. If 2 dönüm (2,000 m²) costs 3,000,000 TL, the price is 1,500 TL per m² and 1,500,000 TL per dönüm.
Why does FAR matter when comparing zoned plots?
Land value depends on how much can be built on it. Of two plots with the same price per m², the one with a FAR of 2.00 allows twice the building area of one with 1.00, so land cost per buildable m² is the fairer comparison.
Why are fields priced per dönüm?
Because farmland is large, negotiations and listings use the price per dönüm. Official records use the square metres on the deed; choose the area unit to compare the two.
