What costs come up when buying a home in Türkiye?
Beyond the price, the main costs of buying a home are the title deed fee (the buyer's 2% share of the sale price), the land registry revolving-fund fee, a valuation fee on a mortgaged purchase, compulsory earthquake insurance for a home, and the agency fee if an agent is used. A mortgage can add items such as an arrangement fee.
Details
- The title deed fee is 4% of the sale price in total; by law 2% is the buyer's and 2% the seller's. It cannot be below the declared assessed value.
- A fixed revolving-fund service fee is charged on every land registry transaction.
- On a mortgaged purchase the bank orders a valuation report; the buyer usually pays its fee.
- A valid compulsory earthquake insurance policy is needed for a home; if an agent is used, the sale service fee cannot exceed 4% of the sale price excluding VAT.
Example
On a home bought for 3,000,000 TL the buyer's title deed fee is 60,000 TL (2%); add the revolving-fund fee and, if mortgaged, the valuation fee and a DASK policy.
Legal basis
- Fees Law No. 492 (title deed fee: 4% of the sale price in total).
- Real Estate Trade Regulation, Art. 20 (service fee cap).
