Rent increase rate in Türkiye: October 2026
For residential and roofed workplace leases renewed in October 2026, the rent increase cannot exceed 31.49%. This is the twelve-month average change in the Consumer Price Index announced by TurkStat for September 2026 on 5 October 2026.
Details
- The rate that applies is the one for the month before the renewal month. A lease renewed in October uses the September figure.
- TurkStat announces the figure early in the following month, so the rate for a renewal month is known a few days into that month.
- The rate is a ceiling. If the lease sets a lower increase, the lower one applies.
- For leases longer than five years, and after every five years, the court sets the rent by looking at the same index, the state of the property and comparable rents.
- If the rent is set in a foreign currency, it cannot be changed for five years.
Example
A rent of 20,000 TL renewed in October 2026 can rise to at most 26,298 TL.
