What is the maximum rental deposit in Türkiye?
Short answer
For residential and roofed workplace leases, the deposit cannot exceed three months' rent.
Details
- A cash deposit is placed in a term bank account that cannot be withdrawn without the landlord's approval.
- A deposit given as securities is lodged with a bank.
- The bank releases the deposit only with the consent of both parties, a final enforcement proceeding or a final court decision.
- If the landlord does not notify the bank of a lawsuit or enforcement proceeding within three months after the lease ends, the bank returns the deposit at the tenant's request.
Example
For a home rented at 25,000 TL a month, the deposit can be at most 75,000 TL.
