How much is the real estate agent commission in Türkiye?
The total fee an agent can charge cannot exceed 4% of the sale price excluding VAT on a sale, or one month's rent excluding VAT on a letting.
Details
- The cap applies to the whole transaction. Signing separate agreements with the buyer and the seller does not create a second cap.
- Unless agreed otherwise, the total is shared equally. In practice the buyer and the seller each pay 2% on a sale.
- VAT is added on top of the fee.
- No separate fee can be charged for showing a property.
Example
On a 5,000,000 TL sale the total fee is at most 200,000 TL plus VAT; with an equal split the buyer and the seller each pay 100,000 TL plus VAT. For a home rented at 30,000 TL the total fee is at most 30,000 TL plus VAT.
