On what grounds can a landlord evict a tenant in Türkiye?
Short answer
A landlord cannot end a residential lease just because the term has expired; one of the grounds for eviction listed in the law is required.
Details
- The main grounds: the landlord's or close relatives' need for the home or workplace, substantial repair or rebuilding, the new owner's need, a written eviction undertaking, two justified notices in one rental year, and the tenant owning a suitable home in the same district.
- After the ten-year extension period the landlord can end the lease without giving a reason by notice at least three months before the end of each extension year.
- In an eviction based on need under a fixed-term lease, the lawsuit is filed within one month of the end of the term.
- A home vacated on the ground of need cannot be let to anyone other than the former tenant for three years without just cause.
- Mediation is mandatory before filing a lawsuit in rental disputes.
