How are building dues shared in Türkiye: by floor area or land share?
Short answer
Unless the unit owners agree otherwise, they share the costs of the doorkeeper, boiler operator, gardener and guard equally, and insurance, maintenance and repair, the manager's salary and the running costs of common facilities by land share.
Details
- The law is based on land share, not floor area. The land share is written on the title deed.
- The management plan can set a different measure; if it does, the plan applies.
- A unit owner cannot avoid paying by claiming not to use or need a common area or facility.
- The year's estimated expenses are set in the operating budget, on which the dues are based.
