How long does a tenant have to leave after the home is sold in Türkiye?
When a rented home is sold the lease does not end by itself; the new owner becomes a party and the tenant does not have to leave at once. If the new owner genuinely needs the home for themselves or close family, they must notify the tenant in writing within one month of acquiring it and can then sue for eviction after six months.
Details
- On a sale the lease passes to the new owner on the existing terms; the tenant does not leave automatically.
- If the new owner genuinely needs the home for themselves or a relative, they must notify the tenant in writing within one month of acquiring the property.
- After that notice, once six months have passed from acquisition the owner can sue for eviction; if the tenant does not leave, eviction is by court order.
Example
A new owner who buys a tenanted flat and genuinely needs it to live in notifies the tenant in writing within a month of purchase; if the tenant has not left after six months, they can file an eviction case.
