What documents are needed for a title deed sale in Türkiye?
A title deed sale usually needs each party's ID, the title details or block and parcel number, the assessed-value document from the municipality, a valid compulsory earthquake insurance policy for a home, and photos (one for the seller, two for the buyer). A notarised power of attorney is needed if acting through a representative.
Details
- The buyer and seller need ID (a passport where required) and a current photo.
- An assessed-value (rayic bedel) document from the municipality the property belongs to is required.
- For homes and residential buildings a valid compulsory earthquake insurance (DASK) policy is required.
- If a representative acts, a notarised power of attorney expressly authorising the sale is needed.
Example
At the appointment the parties come with ID; the seller presents the assessed-value document and a valid DASK policy. The land registry takes the documents and statements and completes the transfer.
Legal basis
- Turkish Civil Code No. 4721, Art. 706 (transfer of immovables in official form).
- Land Registry Regulation (official deed and required documents).
Frequently asked
Is DASK required for the transfer?
For homes and residential buildings, yes; the land registry checks for a valid compulsory earthquake insurance policy and will not transfer without one.
Can someone transfer on my behalf?
Yes, with a notarised power of attorney that expressly authorises the sale of the property.
